The Company


Company Overview

founded in August 2005. From August 2005, HIDI , began its work in partnership with other non-governmental entities.
Identifying the need for progress in social policies and public programs at the local, state and federal governments in Brazil, aiming at social integration and the creation of core knowledge multipliers and articulation of civil society, a group of businessmen founded the São Paulo Hidi .
The Hidi develops actions that contribute to the creation and development of projects of socialization, with the mission to integrate full and happy human society, rescuing the hope of citizenship and personal growth, professional, cultural, family, regardless of race, color, nationality, religion or social class.
The completion of our projects is only possible due to collaboration of our partners from the most diverse social spheres, among them: the public sector nationally and internationally (at state, federal and municipal), private initiative, organized civil societies (unions, cooperatives, etc.)., religious entities and international organizations.

HIDI was founded in 2005 based on the professional experiences of the two current directors, director of social programs and technical director.
As of the date of the founding of Brazilian Social Integration and Management Association, Technical Director developed his professional work in the past 15 years, returned to the area of ​​municipal public administration, state government, responsible for development and execution of over 6000 housing units including holding the position of secretary of municipal housing in São Leopoldo, Rio Grande do Sul is a specialist in the area of ​​housing projects and land tenure.
The director of social programs in the last 10 years has been dedicated to the development and transfer of technology in industrial systems for construction in Brazil, Mozambique, Angola and Nigeria.
From April 2009, the Brazilian Association began its work in partnership with other non-governmental entities in the development and production of 380 housing units in the city of São Leopoldo-RS and preparation of the master plan in Itapeva, in the State of Minas Gerais. He also started the work of regularization in the town of Chapel-RS Santana, serving more than 2,500 people with their projects.
We have over 9.810 housing units designed with their projects approved or in final approval by government agencies, ready to start construction, to serve 50.000 people in four states: Rio Grande do Sul and Sao Paulo.





The Project


      This is a housing program for families of low and middle income, for the purchase of low cost housing unit, where they will be admitted as self-constructive schemes or direct administration to hire professionals or companies to perform services that require specialized or that is, an alternative housing based on collective effort. The building systems to be used shall be those that best suit the conditions of cost and quality for each region.

      To ensure the construction time and cost control will be used to perform concrete diaphragm walls "in loco", besides the use of forms which reduces construction time, reduces waste, ensuring that the work schedule. In some cases according to local culture, we use conventional construction. 




SUZANO I
 AREA: 60,500 m²

Goal acquire the area, approve and license the project and take the real estate development on land located in the metropolitan region of São Paulo - SUZANO CITY - SP, enrollment object in the Land Registry of Suzano County - SP, with the merger to be registered , pursuant to Law 4,591 / 64, 2,000 APARTMENTS, according to the project approved by the Department of Housing and Urban Development of the City of Suzano – SP
  

SUZANO II

 AREA: 115,000 m²

The company will aim to acquire the area, approve and license the project and take the real estate development on land located in the metropolitan region of São Paulo - SUZANO CITY - SP, enrollment object in the Land Registry of Suzano County - SP, with merger to be registered, pursuant to Law 4,591 / 64, 4,000 APARTMENTS, according to the project approved by the Department of Housing and Urban Development of the City of Suzano - SP.

  
SANTO ANDRÉ

AREA: 96,000 m²

The company will aim to acquire the area, approve and license the project and take the real estate development on land located in the metropolitan region of São Paulo – SANTO ANDRÉ CITY  - SP, enrollment object in the Land Registry of St. Andrew County - SP, with the merger to be registered, pursuant to Law 4,591 / 64, 2,000 APARTMENTS, according to the project approved by the Department of Housing and Urban Development of the Municipality of Santo André SP.

  
TAUBATÉ

 AREA: 38,000 m²

The company will aim to acquire the area, approve and license the project and take the real estate development on land located in the Paraíba Valley region in SAO PAULO - TAUBATÉ CITY - SP, enrollment object in the Land Registry of Taubaté County - SP with the merger to be registered, pursuant to Law 4,591 / 64, 1,000 APARTMENTS, according to the project approved by the Department of Housing and Urban Development of the City of Taubaté SP.

LOCATION

The location of housing projects, following a predetermined order by the following factors, characteristics of our production process:
1) Require the city and area location requested by our members (customers).
2) cost of land in the area.
3) Ease constructive.
4) Infrastructure for public facilities in adjacent location.
5) Security.
6) Access.
7) Lack of degraded urban areas.
8) Lack of environmental restrictions.



 SOCIAL ASSESSMENT

The location of housing projects, following a predetermined order by the following factors, characteristics of our production process:
• Require area of ​​the city and location requested by our members.
• Cost of land in the area.
• Ease constructive.
• Infrastructure with public facilities in adjacent location.
• Security.
• Access.
• Absence of degraded urban areas.
• Absence of environmental restrictions.

We generate for each project of 100 housing units, 46 direct jobs, with an increase in federal tax revenues, state and local, which comes from the reflection of the production of housing units, and move the local economy. All materials are of domestic origin, bought mostly small and medium industries, a 400 km radius of the project. A workforce is local, where we offer training for capacity building and training in partnership with SENAI (National Industrial Apprenticeship Service) and SINDUSCON (Union of Construction Industry), following the guidelines of the MTE (Ministry of Labor), in compared with the record of work and occupational safety. Our waste is minimized by design streamlined and the rest sent to recycling cooperatives, leaving the material not be sent for reuse areas of construction waste deposits, permitted by environmental legislation.


PANORAMA

The viability of housing projects of social interest be deployed and managed by an NGO, breaking paradigms market, materializing the figure of the social entrepreneur as a generator of income, employment and competitiveness in the housing market of low and lower-middle income, was challenge.
Develop strategic plans, marketing, operational and financial, to implement projects, along with the development of technical and social characteristic of the social entrepreneur, who produces the product or service based on social and financial profile of the population to be benefited by their actions
 This project aims to strengthen the third sector economy as fastest growing sector in the country. This phenomenon corresponds to the needs of organized civil society and social movements to create a new synapse in consumer relations, along with public and private, so that the wishes of the population are met in an ethical and effective. This new relationship is based on meeting the expectations of products and services that the state can not meet, breaking the political manipulation, occupying space that does not meet the private sector, not because of financial attractiveness on prices. Faced with this situation, is the environment for the third sector to implement CIVIL SOCIETY ORGANIZATIONS SOCIAL ENTREPRENEURSHIP of utopia.

SOCIAL ENTREPRENEURSHIP does not mean breaking the chain, but the balance of earnings or financial results, used as a tool capable of covering operating costs and expenses, return on capital and new investments. At this point, the picture emerges of SOCIAL ENTREPRENEUR, with economic goals, but non-profit, regulated by law, which is paving the implementation of this methodology for the consumer market, generating income, jobs, taxes, municipal, state and federal, ROI and return of private capital, fueling the production chain, bringing consumer relations and market private entities with social, ethical and moral, enabling a wide range of society have access to the formal economy.


4. FINANCIAL PLAN

Initial Investment
The initial investment in our future development will be characterized by a set of investments raised by the central office for administration.
The investment costs are represented by the fixed cost of working capital, facilities, equipment, and operating costs, which are related to loans to micro entrepreneurs, administration, taxes. These costs will be translated during the implementation process of development and production.

The project will have a projection and loan financing to 9.810  HOUSING CONSTRUCTION .

The expected annual investment for the development of the project is a total of US $ 1,100,000,000.00.
